Why homeowners choose a line instead of refinancing

Leave your first mortgage alone

A HELOC is a separate second lien, so the rate and terms on your existing mortgage stay exactly as they are.

Borrow as you go

Draw what you need during the draw period and pay interest only on the balance you actually use.

Reuse the line

As you pay the balance down, that credit generally becomes available again during the draw period — no new application for each project.

A real person on your file

Daniel reviews your scenario himself and explains the payment, draw period and repayment period in plain language.

Who a HELOC tends to fit

Often a good match

  • Homeowners with a low first-mortgage rate they want to keep
  • People with a project or expense that happens in stages
  • Self-employed borrowers (bank-statement options may be available on some programs)
  • Owners who want a standby source of funds

Think twice if

  • You need one large lump sum and prefer a fixed payment (a home equity loan may suit better)
  • Your budget can't absorb a variable payment
  • You plan to sell the home very soon
  • The property is outside GA, IN, LA, MS, NC, NJ, NV, RI, SC or VT

What happens after you send the form

Estimate your equity

Use the sliders above. It's an illustration based on your numbers, not a valuation or an offer.

Daniel reviews your scenario

He checks the requested amount against estimated combined loan-to-value and your goals, then follows up with options in writing.

Choose and apply

If an option makes sense, you apply. Credit, identity and income are verified at this stage — your choice, when you're ready.

Home valuation

Depending on the program and amount, valuation may be automated or may require an appraisal.

Sign and access the line

You sign closing documents (remote notary may be available in some states). For a primary residence, a federal right-of-rescission period applies before funds are released.

HELOC questions, answered

What is a HELOC?

A home equity line of credit is a revolving credit line secured by your home, usually in second position behind your current mortgage. You draw what you need during the draw period and pay interest only on the amount you've used. Terms and draw rules vary by program.

HELOC vs. cash-out refinance: which is better?

A cash-out refinance replaces your whole first mortgage with a new, larger loan at today's rates. A HELOC leaves your first mortgage in place. If your current rate is lower than what you'd get today, a HELOC often costs less overall. If you want one fixed payment or a better first-mortgage rate, a cash-out refi may fit better.

How much can I borrow with a HELOC?

The line is based on your home's value, minus what you owe, up to the program's maximum combined loan-to-value (CLTV). Credit and income also matter. The estimator above shows your equity and CLTV from the numbers you enter. Program limits and line amounts:. Daniel will confirm what applies to your home.

What is CLTV?

Combined loan-to-value: all loans on the home (your mortgage balance plus the new HELOC) divided by the home's value. Example: $250,000 owed + $100,000 HELOC on a $500,000 home = 70% CLTV.

Does checking my options affect my credit?

No. This form doesn't pull your credit. A credit check happens only if you choose to apply, and Daniel will tell you before it does.

How long does a HELOC take?

Timing depends on the program, property valuation, verification and closing requirements, including any state-required waiting or rescission periods. Daniel will tell you what to expect after reviewing your file.

Will I need an appraisal?

Valuation requirements depend on the program, loan amount and property. Some use automated or alternative valuations and others require a full appraisal. Daniel will confirm what applies to your home.

Are HELOC rates fixed or variable?

Many HELOCs have a variable rate tied to an index such as the prime rate, and some programs offer fixed-rate options or the ability to lock part of the balance. This site doesn't publish rates; Daniel will provide current terms in writing.

What can I use a HELOC for?

Common uses include home improvements, paying off higher-interest debt, education, major purchases and an emergency reserve. Borrowing against your home puts it at risk if you can't repay, so borrow only what fits your budget.

Is a HELOC better than a personal loan?

A HELOC is secured by your home, so it often comes with higher limits and lower pricing than an unsecured personal loan. It also puts your home at risk and can involve closing costs. A personal loan doesn't touch your home and can be simpler for smaller amounts.

Can I get a HELOC on a rental or second home?

This site is for primary residences. For rentals held in an LLC, see llcrefi.com. For DSCR investor loans, see checkmydscr.com.

Which states do you serve?

Daniel Becerril (NMLS #2388968) is licensed in Georgia, Indiana, Louisiana, Mississippi, North Carolina, New Jersey, Nevada, Rhode Island, South Carolina and Vermont. Homes in other states can't be served right now.

What happens after I submit the form?

Daniel reviews your scenario and replies with options, and you can book a short call on the confirmation screen. Submitting is a request for information — it is not an application and does not commit you to anything.

Can I qualify if I'm self-employed?

Possibly. Some programs allow income to be documented with bank statements rather than tax returns. Daniel will review which documentation route fits your situation.

What is the draw period and the repayment period?

During the draw period you can borrow and repay against the line. After it ends, you can no longer draw and the remaining balance is paid down over the repayment period, which usually means a higher payment. Exact lengths vary by program.

Is there a minimum or maximum line amount?

Yes, each program sets its own limits, and your amount also depends on your home's value, your existing mortgage balance, credit and income. Use the estimator to see a rough equity picture, then Daniel can tell you what may be available.

Why is there a waiting period before I can draw on a primary-home HELOC?

Federal law gives you a right to rescind a HELOC on your primary residence, generally for three business days after closing. Funds are released after that period ends.

Do I need my Social Security number to request options?

No. The form only asks for basic contact and property information. Identity and credit are verified only if you decide to apply.
